Makena and SFREP Forge Strategic Alliance to Streamline UAD 3.6 Appraisal Workflows

SYLVA, NC & NAPLES, FL – December 29, 2025 – Software for Real Estate Professionals (SFREP), a leading provider of appraisal software, and Makena, the developer of the revolutionary InstaPlan® mobile data platform, today announced a strategic integration between InstaPlan and SFREP’s flagship product, Appraise-It Pro.

This collaboration directly addresses the industry’s urgent transition to the new GSE mandates, enhancing efficiency and accuracy for residential real estate appraisers by creating a seamless digital thread from the property inspection to the final report.

The integration empowers appraisers to utilize Makena’s iOS-native InstaPlan app, which leverages LiDAR technology on iPhone Pro and iPad Pro devices. As the appraiser walks the property, InstaPlan automatically generates an accurate digital floor plan, calculates GLA, and organizes photos and room-level data in real-time. This critical field data is then instantly synchronized with Appraise-It Pro, eliminating manual data entry and reducing the risk of Quality Control (QC) rejections.

Appraise-It Pro is notably the first of the “big four” software providers to secure approval from Fannie Mae and Freddie Mac for the creation and delivery of UAD 3.6 reports, making this integration a vital infrastructure component for the modern appraiser.

“The transition to UAD 3.6 is the most significant shift in appraisal technology in a generation,” said Anthony Guarascio, Co-Founder and CEO of Makena. “It demands that we move from static form-filling to dynamic, mobile-first data capture. By fusing InstaPlan’s on-site speed with Appraise-It Pro’s robust reporting, we aren’t just helping appraisers comply; we are handing them the most efficient workflow in the industry. We are thrilled to partner with a legacy leader like SFREP to bridge the gap between the field and the desktop.”

“Makena is extremely excited about our partnership with SFREP. The innovative and seamless integration of Makena’s InstaPlan mobile application and SFREP’s Appraise-It Pro software will enable appraisers to instantly and accurately capture fully-editable floorplans with GLA, collect property data, take photos in minutes, and produce all required proof of work in seconds. This partnership will also allow appraisers to operate within the current UAD 2.6 standards and differentiate in their transition to UAD 3.6,” said Steve Yatko – Makena’s co-founder and Chief Technology Officer.

Matt Johnson, Director of Communications for SFREP, commented, “Since our founding in 1983, we have been committed to providing our customers with the best tools available. This integration with InstaPlan reflects that commitment, giving Appraise-It Pro users access to state-of-the-art data collection technology. By linking Makena’s innovative sketching and data with our Appraise-It Pro software suite, we are providing a substantial competitive edge to our appraisers.”

The First UAD 3.6 Appraisal Report Has Been Submitted

Software for Real Estate Professionals (SFREP), AIMSdashboard, North State Bank, and NC Appraiser Adam Winstead Successfully Complete Industry Milestone

    FOR IMMEDIATE RELEASE

RALEIGH, NC – November 20, 2025 – A major milestone was achieved on Friday, November 14th as North Carolina residential appraiser Adam Winstead, using software from Software for Real Estate Professionals (SFREP – sfrep.com), along with appraisal submission partner AIMSdashboard (aimsdashboard.com), and lender North State Bank (northstatebank.com), successfully submitted the first-ever appraisal report in the new Uniform Appraisal Dataset (UAD) 3.6 format.

This successful submission solidifies SFREP’s leadership role in the technology required for real estate valuation modernization. The company, whose programming and support team operates from the mountains of Western North Carolina, was the second appraisal software provider overall and the first of the “big four” major software providers to officially complete the comprehensive UAD 3.6 verification process with Fannie Mae and Freddie Mac.

The pioneering report was prepared by appraiser Adam Winstead using SFREP’s flagship software, Appraise-It Pro, for North State Bank, a community bank based in Raleigh, NC. Upon completion, the report was securely transmitted to the lender through the AIMSdashboard platform.

“Submitting the first UAD 3.6 appraisal is a moment of pride for our entire team,” said Matt Johnson, Director of Communications at SFREP. “This wasn’t just a compliance exercise; it was a real-world demonstration that our software, Appraise-It Pro, is not only compliant but ready to handle the full complexity of the new data standard. By being the first of the major providers to complete the verification process, we ensure our users can transition confidently and without delay.”

UAD 3.6 is a critical update designed to improve data quality, consistency, and standardization across the housing finance sector. The successful end-to-end delivery of the report proves that the necessary infrastructure is in place to support the industry’s move toward modernization.

Adam Winstead, the appraiser who completed the report, commented, “The process turned out to be much easier than I anticipated, and I’m excited to have taken an early step into the future of the appraisal industry. Gaining this experience has strengthened my confidence and removed any fear of falling behind.”

To ensure compliance with UAD 3.6 requirements, North State Bank leveraged AIMSdashboard’s workflow platform to select appraisers who attested to being “ready, willing, and able”. Chris Williams, President and CTO of AIMSdashboard, explained, “Maintaining strong business controls during the transition to modernized appraisals is essential to ensure competency, training, interest, and technical capability. The AIMSdashboard platform incorporates appraiser attestations for all three criteria and requires identification of the enabling software—Appraise-It Pro—to validate those claims. Given the initial scarcity of appraisers meeting these standards, operational controls are critical for effective appraisal management.”

The three organizations involved, SFREP, AIMSdashboard, and North State Bank, are committed to supporting the appraisal and lending communities through the mandated adoption of the new data standards.
